Planning permission is about whether you can build — the size, appearance and impact on neighbours and the area. Building regulations are about how it's built — structure, fire safety, insulation, drainage and more.
Many projects need one, both, or neither. A loft conversion might be permitted development for planning but still need building-regulations approval; a small internal change might need neither. We help you work out which applies.
For building control there are two routes: a full plans application (drawings approved before work starts) or a building notice (less paperwork, more risk if something needs changing on site). We usually recommend full plans for extensions and loft conversions.
